When writing the description for your property listing, it’s important to pay attention to the details. This is what sets your home apart and can entice potential buyers to engage with your listing.

You have two areas to focus on: the summary and the details. The summary should be brief, concise, and enticing, like a starter to a meal. It should be able to pique the interest of your buyers enough to make them want to explore the full listing. In the details, you should be truthful and guide your buyers through the property, starting from the main entrance and walking through each of the rooms. Use neutral wording to list the rooms and highlight the beneficial features of your home, both inside and out.

Outside of the home is equally important so list this like you would the inside and talk about the benefits you have, such as south facing garden, or a garage.

In addition to the property details, make sure to list the tenure, services, and costs associated with the property. This information is important to buyers and can influence their decision-making process. If your property is leasehold, specify how long remains on the lease and any associated costs or restrictions.

Don’t be afraid to boast a little about your home and its features, but make sure to be accurate in your descriptions. If you’d like, you can add room dimensions and square footage to your room listings, which can be found on your EPC document.

Lastly, if you are selling your home without buying another or are looking to buy another home after selling, make sure to state this and provide a brief explanation. This helps set the expectations for timescales and allows buyers to work out any potential chains above or below.
