Preparation is essential when it comes to selling your home, just like getting ready for a holiday, interview, or date! Let’s ensure you’re fully prepared. Here’s what you’ll need:

 

Energy Performance Certificate

This document displays your home’s energy consumption, carbon usage, and potential for improvement in a color-graded graph. EPCs are valid for several years, so check the EPC Register online to see if you have a valid one. If you don’t, commissioning a new one may be necessary, but it won’t cost you much. Contact a regional surveyor via ourselves or find an EPC surveyor online. Note that new builds typically have an EPC, while some buildings are exempt, such as Grade I and Grade II structures. If you’re unsure, consult the Government Website for guidance.

 

Good Deeds

Make sure you have a clear title for your property to avoid sale process delays. Appoint a solicitor to complete the property pack and pay for the Title Deeds and Title Plan on the Land Registry website. This will demonstrate ownership and boundaries and satisfy your solicitor’s ID and Proof of Address requirements. This step is crucial and cannot be skipped.

Keep all certificates, warranties, inspection receipts, and anything related to property changes, such as extensions or window replacements. These details will be needed to verify the property’s safety and legality.

 

Are You The Owner(s)?

You must be the owner, have legal appointment/power of attorney, or be the Executor(s) of an estate. Your solicitor will require photographic ID and Proof of Address to address this. Other situations may apply, but these are the most relevant.
